Key Benefits

  • Discovering hidden structural damage and insect infestation
  • If infestation is found, you can ask the seller to pay for a treatment to assure control.
  • If damage is found, expenses for repairs could be a potential renegotiation issue with the seller.

When Maida Services, Inc. performs a home inspection, we always include a Termite or Wood Destroying Insect Inspection.  We thoroughly examine the property for evidence of termites, carpenter ants, carpenter bees, powder post beetles, etc.  This includes a visual, sounding and probing inspection of the property.  Some home inspectors only visually look for signs of destructive insects.  That is not sufficient.  It is absolutely necessary to probe and sound out the areas susceptible to attack.

Also, many home inspectors don't include a "termite" inspection with their home inspection because they don't know how to perform this service.  Be sure to ask if it's included and if not, how much additional it will be.

TERMITES:

Termites are the best-organized enemy you'll ever face.  They are tough, determined and highly efficient.  Chances are that you'll see no evidence of their work until structural damage has been done.  There can be as many as 13 to 14 subterranean termite colonies per acre.  Each colony can contain as many as one million termites and they are able to travel up to 130 feet from the colony.

This is an example of termite damage that was discovered during home renovations:

Inspecting for signs of termites isn't a hit or miss proposition.  Sometimes the signals are impossible for the untrained eye to detect.  And almost always they are in places that are very difficult to reach.  Our inspectors are fully trained and licensed to perform pest inspections

Carpenter Ants:

Carpenter ants are equally as destructive and often the average homeowner can't tell if the ants they see marching around are carpenter ants or not.  Also, many homeowners cannot tell the difference between carpenter ants and termites.
